Overlooking the West slope of Queen Anne Hill, this custom house has a panoramic view of Puget Sound from downtown to Ballard. Our client wanted to replace his distressed 1920’s era house with a new, compact, efficient home with an ADU. We recycled what we could of the existing house on this precipitously steep site, and are in the process of constructing a new, highly energy-efficient home with a Green roof deck, solar hot water system, rainwater recycling, and a garage recharging station for an electric vehicle. The shell will be super insulated with a
SIP roof structure. The wood siding will be milled from salvaged Douglas fir and installed as a
Rainscreen siding. The main living area is located on the top floor and will open out to a
Green Roof high up in the tree canopy.
Our interior palette features reclaimed wood for much of the interior trim, FSC-certified bamboo flooring and cabinetry, as well as non-toxic finishes. It’s been a terrific collaboration process with our client, and an opportunity to show how elegant and practical good Green design can be.
